GENERAL CONDITIONS

Article 1 - This contract concerns the rental of the Chalet du Vernay gîte. It is a 200m² gîte, 6 bedrooms, 6 bathrooms, a fully equipped semi-professional kitchen, a large living room, a children's area, a laundry room, household appliances, a ski room, a terrace with a private garden; a jacuzzi, and private parking for 4 spaces.

Article 2 - Length of stay: The tenant signing this contract concluded for a fixed period may not under any circumstances claim any right to remain on the premises at the end of the stay.

Article 3 - Conclusion of the contract: The reservation becomes effective as soon as the tenant has sent the owner the deposit indicated on the front as well as a copy of the signed contract before the date indicated. A second copy is to be kept by the tenant.

The rental concluded between the parties to this deed may not under any circumstances benefit, even partially, third parties, whether natural or legal persons, except with the written agreement of the owner.

Any breach of this last paragraph would be likely to result in the immediate termination of the rental at the tenant's expense, with the rental income remaining permanently acquired by the owner.

Article 4 - Cancellation by the tenant: Any cancellation request must be made in writing with acknowledgment of receipt (email or registered letter), the date of receipt being authentic.

a) cancellation before arrival at the premises:

In the event of cancellation of the reservation by the tenant, the sums paid will be refunded according to the following scale, calculated according to the number of days before the scheduled arrival date:

Cancellation within 60 days or less: 0% refund. All amounts paid remain the property of the owner.

Cancellation between 61 and 90 days before arrival: 50% of the amount paid will be refunded.

Cancellation between 91 and 120 days before arrival: 75% of the amount paid will be refunded.

Cancellation more than 120 days before arrival: 100% of the amount paid will be refunded.

No refunds will be made in the event of a shortened stay or no-show.


Article 5 - Cancellation by the owner: The owner will refund to the tenant all sums paid in advance.


Article 6 - Arrival: The tenant must arrive on the day specified in the time slot mentioned in this contract. In the event of late or delayed arrival, the tenant must notify the owner.


Article 7 - Payment of the balance : The balance of the rental is paid 15 days by transfer before entering the premises.


Article 8 - Inventory:An inventory is drawn up jointly and signed by the tenant and the owner or their representative upon arrival and departure from the accommodation. This inventory constitutes the sole reference in the event of a dispute concerning the condition of the premises.

The cleanliness of the accommodation upon the tenant's arrival must be noted in the inventory. Cleaning of the premises during normal use is the owner's responsibility. In the event of abnormal use of the premises, or exceptional soiling, the cleaning costs will be re-invoiced to the tenant.

Kitchen: a complete cleaning of the kitchen before your departure: dishes clean and put away, appliances cleaned (oven, hob, refrigerator, etc.), work surfaces and sink clean.

Fireplace: If used, a complete cleaning is mandatory at the end of your stay. Otherwise, a €150 fee will be charged (for the kitchen and/or fireplace).


Article 9 - Security deposit or surety: A security deposit, the amount of which is indicated on the front of this contract, is requested by the owner. After the joint establishment of the exit inventory, this deposit is returned within TWO weeks, less the cost of restoring the premises if any damage is noted.

In the event of early departure (before the time mentioned in this contract) preventing the inventory from being drawn up on the day of the tenant's departure, the security deposit will be returned by the owner within a period not exceeding FOUR weeks.


Article 10 - Use of the premises: The tenant must ensure the peaceful nature of the rental and use it in accordance with the intended purpose of the premises. The premises covered by the contract are rented only as a temporary residence and for pleasure. Refrain from throwing objects into sinks, bathtubs, showers, etc. that could clog the pipes, otherwise the tenant will be liable for the costs incurred in restoring these facilities to service. The tenant will not be able to claim any reduction in rent in the event that urgent repairs incumbent on the landlord arise during the rental period.


Article 11 - Capacity : This contract is established for a maximum capacity of people. If the number of tenants exceeds the capacity, the owner may refuse the additional people. Any modification or termination of the contract will be considered at the client's initiative.


Article 12 - Animals: This contract specifies whether or not the tenant may stay with a pet. If the tenant fails to comply with this clause, the owner may refuse the stay. In this case, no refund will be made.

Article 13 - Insurance:The tenant is responsible for all damage caused by their actions. They are required to be insured for the entire duration of their stay. They waive any recourse against the owner in the event of theft or damage.


Article 14 - Payment of charges: Water and electricity charges are included in the rental price, for normal use. In the event of abnormal use, the charges may be re-invoiced to the tenant.


Article 15 - Disputes: Any complaint relating to the rental will be handled by the competent court. Make any complaint concerning the installations within 24 hours of entering the accommodation. Otherwise, it will not be accepted. Notify the landlord as soon as possible of any damage affecting the accommodation, its furniture or its equipment. Repairs made necessary by negligence will be the responsibility of the tenant.


Article 16- Rules of life at the Chalet:

Respect the reception capacity.

No shoes allowed on upper floors.

No smoking in the Chalet.

Pets not allowed in the Chalet.

Use of the Jacuzzi by 4 people MAXIMUM by reservation with the owner

Limit noise pollution while respecting the neighborhood.

Empty ALL trash cans when you leave.

Leave the sheets and towels used in the bathroom of each room upon your departure.
